Frequently asked questions
Straight answers about buying, setting up, and running a short-term rental in Sedona and the Verde Valley.
Getting started
Do I need to live in Arizona to buy an Airbnb in Sedona or the Verde Valley?
No. Many of our clients live out of state. We handle the on-the-ground work (showings, permit and HOA research, setup, photography, and launch) and keep you in charge of the big decisions: the offer, the design plan, and the launch.
What does "turnkey" mean here?
You end up with a property that is furnished, stocked, photographed, listed, permitted, and ready for guests. We help you find it, style it, and launch it, then stay available after launch.
Which areas do you serve?
Sedona, the Village of Oak Creek, Cottonwood, Cornville, Camp Verde, Clarkdale, Jerome, Rimrock and Lake Montezuma, and Flagstaff. Each has its own rules and guest demand, which our area guides cover.
Is the consultation really free?
Yes. The first consult is free with no obligation. We will talk through your goals, budget, and timeline and give you a straight answer on whether a short-term rental here fits.
Buying
Are you a licensed real estate agent?
Yes. Justin Cifelli is a licensed Arizona Real Estate Salesperson (License #SA648637000) with The Virtual Realty Group. Buyer representation and compensation are set out in a written agreement before we tour homes.
How do you estimate rental revenue?
We use comparable local rentals with similar size, location, views, and amenities, adjusted for the specific property, plus what we see in our own five rentals. Estimates are not guarantees; results depend on the property, pricing, management, seasonality, regulations, and the market.
Can you check whether a property can legally be an Airbnb before I offer?
Yes. Before an offer we check city or town limits, local permit or registration rules, HOA and CC&R restrictions, and whether each rented structure is permitted. Final confirmation always comes from the governing agency and the HOA documents.
Setup and launch
How much does turnkey setup cost?
It is quoted per property, based on size, layout, condition, and the look and amenities you want. You approve a line-item furnishing plan before anything is purchased. See Pricing & Process.
What's included in launch?
Listing copy and photography, pricing setup, Arizona TPT license and local permit guidance, a house manual and guest guide, check-in setup, and introductions to local cleaners and handymen.
Are you affiliated with Airbnb?
No. We help you list on the platforms you choose, including Airbnb and VRBO. Sedona Rental Partners is not affiliated with Airbnb, Inc.
After launch
Do you manage the property after launch?
Our focus is building the rental and supporting you after launch with performance, pricing, and guest-feedback reviews. Whether you self-host or hire a local manager, we help you set it up.
What permits and taxes apply to an Arizona short-term rental?
Every Arizona STR needs a transaction privilege tax (TPT) license from the Arizona Department of Revenue and county assessor registration. Many cities and towns, including Sedona, Cottonwood, Clarkdale, Jerome, and Flagstaff, add a local permit, registration, or license. See our STR rules hub.
